        any and all liens, judgments or encumbrances filed against the subject property;
        as well as a tax assessment and status report on any unpaid taxes.

 2.    Mortgage Filings w/ Bringdown Report--Upon client request, CBF shall file
        mortgages (w/ appropriate fees & documentation from client) at the courthouse
        as well as conduct a "quick search" (Bringdown) prior to filing to ensure no liens, etc.
        have been levied against the property since the original Current Owner Search
        was conducted.

 3.    Value Added--CBF can also provide copies (certifications available upon request)
        of deeds, mortgages, etc and/or detailed legal descriptions of current deeds of record.
